contact me if like & I do not reccomend the "upper E". The area is heavy with Gangs, crackheads & drugs.Swiss Ave is good, but not on both sides. There are places not so bad, but surrounded with others.L lived over there over 10 yrs.It has its good & bad points. It is,however better than many areas.Swiss is a high money street,& higher middle class & up except for lower Swiss near Carrol & 2 sts up.Becon area towards S a few blo0cks from Gaston gets better.Abrams & Lakewood areas are better. What are you looking for & what $ range? Single or family?etc.Age group?

I know Swiss is good --- and very expensive. A lot of "historic" homes in this area.

This area has not been good for at least 20 years. There are very expensive homes on Swiss, but one street away is run down slums. Since hoods can walk one block or more I would not live there.

Swiss and Gaston run parallel for miles. The outer end of Swiss is a historic district where the homes were preserved and redone after many of them had been converted to boarding houses while along Gaston in the same area the houses were torn down and apartment buildings stuffed. The end of Swiss nearer downtown is in much worse shape. Both sides of Swiss are similar for each block and the good stuff is huge and expensive. However, while there are some less nice apartments, anyone who calls Gaston out near the historic district a slum hasn't been a good slum. In fact, the south side of Gaston near the historic district has a fair number of nice houses. One advantage of the Gaston area is that it has very good bus service to Lakewood and to downtown.

I lived two blocks from Swiss Avenue (on Junius St.) for about 18 years. It's about as safe or not safe as most other neighborhoods in Dallas. There are no more gangs and drugs there than in most other neighborhoods in Dallas and the Dallas suburbs. All of Dallas has a rather high crime rate, compared to most cities, and the Dallas Police don't really give a damn if you call them after you've had a break-in. However, it's a pretty neighborhood with good people, and I always liked living there. It doesn't have nearly the traffic hassles that anywhere farther north in Dallas will always have. It's a "Historic District" with some of the nicest old homes in Dallas. It's true that the part toward downtown is in worse shape and the part out toward Lakewood is in better shape. Based on what I've seen of the properties managed by Upper E, I'd say they're a little dicey. You might want to find a different company.
